DMB plans Verrado retirement community

Hoping to catch the wave of Baby Boomer retirees, developer DMB Associates has broken ground on a new retirement community in Verrado. The community, called Victory, eventually will include 3,500 homes in Buckeye’s Verrado, a DMB master-planned community that spreads out more than 8,800 acres. The first Victory houses will open in 2015 but full build-out could take an additional decade, DMB executives said.  Home prices are not yet available. DMB opened Verrado in 2004, marketing the “small-town charm” of its neighborhoods and its varied architecture. This is the first time this high-end developer has designed a community for adults who are at least 55 years old.

5 Shea Homes projects approaching completion

Shea Homes is in the final stages of completing five West Valley communities, the builder said.

Five communities in Buckeye, Litchfield Park and Peoria have more than 30 homes and vacant lots available for purchase at ” outstanding prices,” Shea Homes said. Shea is selling vacant lots that are available for move-in company officials said.

The Brighton at Watson Estates community in Buckeye has three homes and 14 lots available. The Kensington community, also at Watson Estates, has four lots available, and two homes are slotted for sale in the next few months. Shea  has more than 250 homes in Watson Estates communities. Prices start at $130,000.

In Litchfield Park, Shea has one lot and three houses left in Mountain Shadows at Arroyo Mountain Estates. The home builder has constructed more than 160 homes in the Litchfield Park community.  Meanwhile, Shea has one lot and two homes for sale in the Estates. Shea has built about 50 homes in the Litchfield Park neighborhood. Three more houses are expected to become available soon. Prices start at $220,000.

Caletas at Blackstone has two homes and four lots available within Peoria’s Vistancia master-planned community. Shea built about 50 homes at Caletas at Blackstone. Three homes will also be available within the next few months. Prices start at $230,000.

Each community is different, Ken Peterson, the vice president of sales and marketing for Shea Homes said.  Some communities are larger and have bigger houses, while others can be described as boutique style, Peterson said.  The economic downturn significantly affected these communities, because there are far fewer home buyers, he added.” We were building all those years, but we definitely took a huge hit,” Peterson said. ” Still, we never closed a community.”

As these communities come to a close, the builder plans to open five more in the West Valley, starting 2014.
